The 12th annual Boulder Valley Real Estate Conference explores the ever-changing residential and commercial real estate landscape on Thursday, November 21.

Organized by BizWest and RE/MAX of Boulder, the intensive, day-long event brings together national keynote speakers and panels of local real estate experts and development officials to discuss significant trends, challenges, and developments in Boulder and Broomfield counties.

More than 500 real estate professionals and those interested in the local real estate market are expected to attend.

Famed real estate investor Marcel Arsenault, principal and founder of Real Capital Solutions, describes metrics he uses to predict real estate cycles and ensure he buys low and sells high in the keynote address, “What to Expect: Commercial Real Estate in the Coming Years.”

President of Real Trends, Steve Murray, completes the keynote with a look at how the roles of real estate agents and brokerage firms are increasingly challenged, yet usage and consumer satisfaction are at record highs in “Challenges and Opportunities.” He examines how real estate professionals will continue to play a vital role in the dream of homeownership.

Local real estate expert Todd Gullette, RE/MAX of Boulder managing broker, will present the latest sales and price statistics, listings, average and median prices, and what they tell us about the residential real estate across Boulder Valley. The commercial forecast follows, with Lynda Gibbons, president and managing broker of Gibbons-White, Inc., exploring major commercial developments, sales, leasing, and vacancy statistics.

In “The Big Projects” commercial panel discussion, major commercial developments are highlighted as panelists discuss how property owners and developers drive the transformation of properties. Giovanni Ruscitti, managing partner, Berg Hill Greenleaf Ruscitti LLP, moderates the panel discussion of high profile sites inside the city and beyond, including the former Boulder Community Hospital, Diagonal Plaza, the Armory project on North Broadway, Baseline, and the Phillips 66 development.

As technology continues to revolutionize the residential real estate sector, moderator Jay Kalinski, broker/owner of
RE/MAX Elevate, and panelists explore the future of residential real estate, from instant offers and iBuyers to technology-driven appraisals in “What’s Next in Real Estate?” The discussion will highlight latest trends and how they affect how homes are bought and sold in the Boulder Valley.

The popular session “Breaking Ground” features discussion on new commercial construction in the Boulder Valley and beyond. A panel of city-employed development directors from Lafayette, Longmont, Louisville, Superior, Boulder, Erie and Broomfield provide a rundown of the region’s top projects that range from the planning stage to construction underway.

The future of residential real estate is on tap in “State of Real Estate.” Experts and moderator Duane Duggan, RE/MAX of Boulder Realtor, discuss the latest numbers and trends in mortgage rates, home building, developed lots, population projections, sales activity, and appreciation.

“The Boulder Horizon” wraps up the conference looking at the effect of restrictions on real estate development within the city of Boulder. Moderator Geoffrey Keys, president of Keys Commercial Real Estate LLC, and panelists look at the impact of the building moratorium in the opportunity zone, more-restrictive height limits, affordable-housing linkage fees, requirements for ground-floor retail in certain neighborhoods, large-lot restrictions and potential downzoning and discuss the approach the new city council is likely to take.

Registration is open to all interested in Boulder Valley real estate. Doors open at 8 a.m. and sessions run from 9 a.m. to 4 p.m. on Thursday, Nov. 21 at the Embassy Suites hotel, 2601 Canyon Blvd., Boulder. Breakfast and lunch are included. Conference attendees can earn six Van Education credits.
