Boulder County Colorado Housing Market Improving for Sellers!

What a difference a year makes. We are now at a 10 year low in inventory in both single family homes and attached dwellings. Despite all the news of foreclosures, short sales, and bank shadow inventory, there is simply not much on the market. Generally, In all of Boulder County, under $650,000, there is 3 to 4 month supply of homes. In attached dwellings, under $450,000 there is only a 3 to 4 months supply. A 3 to 4 month supply starts to indicate a seller’s market in those price ranges. We are also seeing sellers starting to get closer to their asking prices and the days on the market starting to fall. These are all indicators that the market is trending toward a seller’s market. Please contact me if you are interested in reviewing the market for your specific neighborhood.
